Summer Concert Series Begins Tonight

Tradition brings community together

Wander down to the Alice Clover Pinney Park tonight and you’ll find folks settled into lawn chairs or sprawled on blankets, enjoying the sounds of the 102nd Army Band. They’ll run into a neighbor they haven’t seen for a while, catch up with friends and keep a watchful eye as little ones dance and run in the grass. It’s the start of the Summer Concert Series, cosponsored by the Farmington Recreation Department and the Unionville Museum, and it’s a tradition.

Recreation Supervisor Priscilla Peale wasn’t sure how long the department’s been hosting the series but it predates the gazebo, which became the concert site when it was built in 1987. Residents have been coming ever since.

“I’ve had people tell me how much they look forward to the series,” Peale said. “It’s what makes people feel connected to their community and provides a setting for spending time with their families, neighbors and to just enjoy what I call the Norman Rockwell setting.”

The Summer Concert Series is composed of six concerts – this year has one bonus concert because people don’t want to see it end, Peale said – all scheduled for Thursday nights 7 – 8:30 p.m. at the gazebo. In case of rain, the concerts are held at the Community and Senior Center.

The performances bring back favorites Amy Gallatin & Still Waters and The Skid Marks. Others, including Orange Crush, The Sounds of Frank Sinatra and the 102nd Army Band, are new. Genres stretch across decades with swing, Motown, country, ’60s rock and roll and, with the addition of Orange Crush, ’80s hits.

The Unionville Lions Club also sells refreshments at the concerts to help fund the group’s work in the community.

“We have a lot of kids that come down and are running around, we have the people who come from The Gables in their van, so it’s many generations. It’s a lovely setting, a fun evening and a nice community event,” Peale said.

The summer schedule in the words of the Recreation Department is below:

THE 102ND ARMY BAND - Thursday, June 23

The 102d Army Band, the musical representative of the CT National Guard, has performed in Asia, Europe and in the U.S. The Band has entertained dignitaries such as the president of the United States, the queen of England and recently performed at the inauguration of the new governor. The band has approximately 40 musicians and performs as a concert band, marching band, large jazz band, jazz combo, rock band, brass quintet and a Dixieland band. The large jazz ensemble, and the concert band will play concert music and marches, and patriotic selections.

EIGHT TO THE BAR - Thursday, June 30

Drawing its musical influences from American roots music; swing, boogie woogie, rhythm & blues, soul, Motown, - Eight to the Bar is known for its outstanding instrumentalists and sophisticated musical and vocal arrangements, highlighted by female vocals. With the support of independently produced albums and videos, Eight to the Bar has cultivated a large, enthusiastic following that has put them in clubs from Disneyland to Disney World as well as Europe and the Caribbean. Their rigorous performing schedulehas included opening spots for Big Bad Voodoo Daddy, Manhattan Transfer, Neil Young, and Ray Charles.

AMY GALLATIN & STILLWATERS - Thursday, July 14

Amy Gallatin & Stillwaters featuring Roger Williams on guitar have been performing country, folk, and western swing worldwide. The musical influence is diverse, ranging from old and contemporary cowboy tunes to great country artists like Emily Lou Harris, Merle Haggard, The Everly Brothers, and a dash of blues influence thrown in from Katie Wilson and B.B. King. They have performed in the U.S., Canada, Mexico, and Europe representing the United Sates as the featured performer at the European World of Bluegrass Convention.

THE SKID MARKS - Thursday, July 21

While a pre-listing inspection will not head off every potential "deal-breaker" issue, most agree the benefits outweigh holding off on the inspection until after contract acceptance. Here are some of benefits to conducting the inspection prior to the listing.

Identify defects and make repairs ahead of time. By identifying possible defects early on, the seller is in a position to handle repairs prior to listing, making the listing more attractive and the property more saleable. This may mean more money to the seller and a faster sale. Making repairs ahead of time will limit objections over defects during the negotiations. If the seller elects not to repair certain defects that turn up in the inspection, they can disclose the defects to potential buyers in the disclosure documents. State disclosure laws vary, and sellers should consult with their attorneys on state disclosure laws.

Aid as a pricing tool. Having a completed inspection report from a certified inspector will help you (the seller) arrive at a realistic list price. If you find out, for example, that your HVAC system shows significant wear and tear and will need to be replaced before the next winter season, you should take that into consideration when pricing your home for sale.

Provide a feeling of confidence to potential buyers. With a clean inspection in hand after viewing a property, potential buyers may feel more comfortable in moving ahead with an offer. When a buyer can see there are no major defects in the property to be addressed, it is easier for them to determine how much they can comfortably spend on the house. If there is a problem that needs to be addressed, they buyers can write an offer that will reflect the cost of the needed repairs, or they can ask the sellers to remedy the defect.

Best practices in today's buyers' markets dictate one of the best things sellers can do to facilitate a sale is to conduct a pre-listing property inspection by a certified inspector, and have it readily available for potential buyers. The more information buyers have will aid in the negotiations and hopefully result in a successful contract.

The big news this month is the extension and expansion of the 'First Time Home Buyer Tax Credit.' The original tax credit set to expire on November 30th 2009 has been extended to include qualifying purchases with signed contracts dated on or before April 30th 2010 and closed by June 30 2010! In addition the credit has been expanded beyond 'first time home buyers.' If you are not a 'first time home buyer' but lived in your previous home for at least five of the last eight years you can also qualify for a $6,500 tax credit on the purchase of a home. Income requirements to qualify for these tax credits have also been expanded! For more information on the effects of the original tax credit as well as the details of the newly expanded tax credit which took effect on November 7th 2009 check out the links below. Federal Reserve Chairman Ben Bernanke spoke on Capitol Hill last night and said that low interest rate environment will likely be needed for a while. However, he went on to say as the economy heals, the Fed will hike rates quickly to ward off inflation. This is exactly what we have been concerned about. We certainly agree with Mr. Bernanake's comments, and while inflation is not an immediate issue, it will become a problem down the road. And the ending will not be pretty for rates. There is no doubt that rates are going to higher, take advantage of the current rates now! It is highly unlikely that rates will ever be lower or even potentially equal to where prices have been over the past week. The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
The tax credit does not have to be repaid.
The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.
The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.
The tax credit amount is reduced for buyers with a modified adjusted gross income (MAGI) of more than $75,000 for single taxpayers and $150,000 for married taxpayers filing a joint return. The phaseout range for the tax credit program is equal to $20,000. That is, the tax credit amount is reduced to zero for taxpayers with MAGI of more than $95,000 (single) or $170,000 (married) and is reduced proportionally for taxpayers with MAGIs between these amounts.

We helped children, seniors, and those in between. Victims of hurricanes, floods, wildfires, house fires, have received food, shelter, and clothing, and grants to help restore their homes and their lives. Associates faced with life altering accidents and serious medical illnesses have received financial assistance to help with co-pays and deductibles, medicines, therapies, and rehabilitation services not covered by medical insurance. We have helped those recovering from emotional illnesses. More that one KW associate has received assistance to obtain surgical intervention in order to not lose the gift of sight. KW Cares assistance augmented assistance already provided from within the associate’s market center. Working together, market centers, regions and KW Cares are providing much needed emotional and financial support to those in dire need.

Hot Weather Safety Tips!

Hot weather can be dangerous to our health. With the recent storms and loss of power along with the summer heat build up this week, it's important to remember some tips to stay cool during periods of excessive heat.

Never leave anyone in a closed, parked vehicle during hot weather, even for a short time.

Drink plenty of fluids. Avoid beverages with caffeine, lots of sugar or alcohol.

Slow down and avoid strenuous activity. When planning to work outside, do it early in the morning or in the evening during the cooler hours of the day and take frequent breaks.

Wear sun block, a hat and loose-fitting clothing. Light colors reflect heat and sunlight and help your body maintain normal temperatures.

Remember that sunburn makes the body's job of keeping cool more difficult.

Check with your Doctor about the effects of sun and heat in combination with prescription drugs, especially diuretics or antihistamines.

Stay indoors as much as possible. If you don't have air conditioning, stay on the lowest floor of the building or home out of the sun. Use electric fans because they help sweat evaporate, which cools your body.

Eat smaller meals, but eat more often.

Check on the elderly, children and those who are ill or have special health care needs. All are vulnerable to excessive heat.

Make sure pets are provided with plenty of water and shade.

The signs of heat illness can include dizziness, nausea, headaches and muscle cramps. If you experience these symptoms, move to a cooler area and rest a few minutes, then slowly drink a cool beverage. Seek medical attention immediately if conditions do not improve.
